       VACATION CONDOMINIUM (i.e. OWN 1 WEEK OF THE YEAR WITH 51       OTHER OWNERS)

 

v      IS NOT A ONE TIME, ONE WEEK VACATION ON BLOCK ISLAND

 

v      IS AN ENTITLEMENT TO ONE WEEK OF VACATION EVERY YEAR,

      EITHER TO USE ON BLOCK ISLAND OR TRADE TO OTHER RESORTS

 

v      NEPTUNE HOUSE IS DEEDED PROPERTY - YOU OWN IT IN PERPETUITY

 

v      Just like a house - IT CAN BE WILLED TO YOUR HEIRS

 

 

 WITH YOUR ONE WEEK OF VACATION PER YEAR:

  YOU  CAN  ENJOY  IT  AT  The Neptune House

 - OR -

 

EXCHANGE YOUR WEEK WITH A TIMESHARE

EXCHANGE COMPANY – such as INTERVAL INTERNATIONAL

 GO TO ANOTHER VACATION OWNERSHIP TIMESHARE  RESORT.

 YOU CAN THEN TAKE YOUR VACATION  ANY WEEK  OF THE YEAR.

 

‘VACATION WEEK OWNERSHIP’ SIMPLY PUT MEANS:

YOU OWN ONE WEEK OF VACATION TO USE AT THE

Neptune House  DURING THE WEEK # YOU OWN  

 

OR

 

TRADE IT TO ANOTHER VACATION RESORT AND ENJOY YOUR VACATION.

SOMEPLACE DIFFERENT.  AND IF YOU TRADE YOUR WEEK TO ANOTHER RESORT

YOU CAN CHOOSE TO VACATION ANY WEEK OF THE YEAR!

ANNUAL UPKEEP/MAINTENANCE EXPENSES:

 

AS WITH ALL CONDO OWNERSHIP THERE IS ONGOING OPERATING EXPENSES

(UTILITIES, INSURANCE, EMPLOYEES, ETC.) AND MAINTENANCE UPKEEP THAT ARE SHARED AMONGST ALL OWNERS OF THE VACATION CONDOS.  JUST LIKE WITH CONDOS THAT ARE OWNED YEAR-ROUND AS PRIMARY RESIDENCES THERE IS A

CONDO ASSESSMENT FEE, known as the Maintenance Fee in the timeshare vacation industry.

Currently this rate is $670-970 PER YEAR DEPENDING ON THE KIND

OF VACATION UNIT PURCHASED. 

THIS IS BILLED IN DECEMBER AND DUE IN JANUARY FOR THE UPCOMING YEAR. 

 

AFTER PAYING YOUR MAINTENANCE FEE

YOU THEN DECIDE FOR EACH UPCOMING YEAR  EITHER TO VACATION:

At The Neptune House during the week you own

- OR -

Vacation at another timeshare resort by trading your Neptune House week with our exchange company  Interval International (I.I.).  You can enjoy your vacation week at another vacation ownership resort during any week of the year --

 It does not have to be the same week #  that you own at the Neptune House.
